The Grainé LLC is a family owned, locally owned carpentry and renovation company on Florida's First Coast, with 22 years behind it. Cedar and pressure-treated timber, tongue and groove ceilings, exposed beams and posts, hardwood decking. The kind of work where the material is the finish, so it has to be cut right the first time.

A Job We See Every Month

Salt air rots your framing before you can see it.

A column looks fine under paint until you push on it. By the time the balcony above it is moving, the post, the header and usually the band joist are all gone. This one was three blocks from the ocean.

Found it

The corner post had rotted through at the slab and taken the bottom of the header with it. The balcony above was carrying on three sound posts out of five.

Shored and rebuilt

Temporary posts took the load while the old header came out. New pressure treated beam, new posts on standoff bases so end grain never sits in water again.

Put back better

New decking and a horizontal slat rail that matches the house. The owners got a balcony they can use again, and a structure that will not surprise them.

How a Project Runs

From the first call to the final walkthrough.

Walk the site

We come out, look at the actual conditions, and tell you what we find. If there is rot behind something, you hear about it before the estimate, not after demolition.

Scope and price

A written estimate with the materials named. Cedar or pressure treated, what the footings are, which hardware. No line item called miscellaneous.

Permits and build

We pull what the job needs and schedule the crew. You get a start date and a realistic finish date, and a call if either one moves.

Walk it together

We go through the finished work with you before the last invoice. Anything on the list gets handled before we are off the job.

Common Questions

The questions we get asked most.

How long does a pergola or covered patio take?

Most freestanding pergolas and attached covers run one to two weeks on site once materials are in and the permit is issued. Getting the permit is usually the longer part of the calendar, so we start that as soon as the scope is signed.

Do you handle permits and inspections?

Yes. Structures, decks over a certain height, and anything structural need permits in every one of the beach municipalities. We pull them, meet the inspectors and hand you the closed permit at the end.

Cedar or pressure treated? What do you recommend?

It depends on what the piece has to do. Structural posts and beams that carry load are pressure treated and hidden or wrapped. Cedar goes where you see and touch it, because it moves less and takes a finish better in this humidity. We tell you which is which in the estimate.

Will you do just the rot repair, or do I have to do a whole project?

Rot repair on its own is a real part of our work. Plenty of jobs start as one bad column and stay that way. If we find more once the siding is open, you see photos and a price before we go further.

Do you work outside the beaches?

We work Jacksonville Beach, Neptune Beach, Atlantic Beach and Ponte Vedra most weeks, and take projects in San Marco, Avondale and the rest of Jacksonville. Call and ask about your address.

Can you match what is already on the house?

Usually. Matching existing slat spacing, beam profiles and stain is the easier half of the job. Matching framing that was built to an older code takes a conversation about what has to come up to current standards.
